Nobody wants to buy a roof

Let’s be honest. A new roof isn’t fun to spend money on. It’s not a kitchen you get to cook in or a floor you get to show off. It’s the thing that keeps the rain out, and the only time you think about it is when it stops doing that.

So here’s what we promise at Ramsey Contracting: we’ll tell you straight whether you need a new roof or not. Plenty of roofers will tell you that you do because that’s how they make money. If your roof has a few more years in it, we’ll say so. If it’s done, we’ll show you why, give you a clear estimate, and put on a roof you won’t have to think about again for a long time.

What we do

Full roof replacement.

Tear-off of the old roof down to the decking, inspection and repair of any rotten wood, new underlayment, new flashing, new shingles, new vents, and cleanup. This is the bulk of our roofing work.

New construction and additions.

Roofing for new builds, additions, garages, and outbuildings.

Storm damage.

After hail or wind, we’ll inspect, document what we find, and work with you on the insurance claim if there’s real damage. We won’t tell you there’s damage when there isn’t.

Roofing as part of a bigger job.

A lot of our roofs go on alongside siding, gutters, or exterior paint. We do all of those in-house, so the exterior gets done as one coordinated project. See Siding → See Gutters →

Shingle options

We’ll bring samples and walk you through the differences and what each one costs.

Architectural (dimensional) shingles.

The standard for most homes today. Thicker, more textured, longer warranties, and better wind ratings than the old three-tab shingles. This is what we install most.

Three-tab shingles.

The budget option. Flat, uniform, and shorter-lived. Fine for a rental or an outbuilding.

Premium and designer shingles.

Heavier profiles that mimic slate or shake for homes where the roof is a big part of the look.

Metal roofing.

Standing seam or exposed-fastener metal panels for people who want a roof that lasts fifty years. Ask us about it; we’ll tell you honestly whether it makes sense for your house.

What's under the shingles matters more

Shingles are the part everybody sees. The part that keeps your house dry is everything underneath them, and that’s where cheap roofs cut corners.

Full tear-off.

We don’t layer new shingles over old ones. It hides rotten decking, voids most warranties, and adds weight your roof wasn’t built for.

Decking inspection.

Once the old roof is off, we walk the deck and replace any soft, rotten, or delaminated wood. You’ll know before we start what the per-sheet cost is if we find any.

Ice and water shield.

Self-adhering membrane in the valleys, around penetrations, and along the eaves, where leaks actually happen.

Synthetic underlayment.

Over the whole deck as a second line of defense.

New flashing.

Step flashing, pipe boots, and chimney flashing all replaced, not reused. Reused flashing is one of the top causes of leaks on a “new” roof.

Ventilation.

Ridge vents and proper intake so your attic breathes. Poor ventilation cooks shingles from underneath and voids warranties.

Cleanup.

Magnets for nails across the yard and driveway, tarps for the landscaping, and a full haul-off.

Inspected three times

Every roof gets walked before the job, during the install, and after it’s finished. The crew leader and project manager both inspect the deck before the underlayment goes on and the finished roof before we leave. If a shingle course is off or a boot isn’t sealed, we fix it before you ever see it. Crews that never inspect their own work are how a two-year-old roof ends up leaking.

Straight estimates, no storm-chaser games

You’ve probably had roofers knock on your door after a storm. Some of them are fine. Some of them will be gone before the warranty is. We’re local, we’ve been here for decades, and our name is on the truck.

Your written estimate lists the shingle, underlayment, flashing, ventilation, and decking allowance so you can compare bids on what’s actually being installed. We’re rarely the cheapest number and rarely the highest. We’re the one that tells you exactly what you’re getting.

Roofs rarely come at a convenient time. We offer financing so you can get it replaced now and pay over time. Ask when you call.
