The garage is part of the house too

Most people walk through their garage more than their front door. And most garage floors are bare, stained concrete that sheds dust, soaks up oil, and looks worse every year. An epoxy floor fixes all of that in a couple of days. It seals the concrete, it wipes clean, it brightens the whole space, and it holds up to hot tires, dropped wrenches, and whatever leaks out from under the truck.

Ramsey Contracting installs epoxy and polyaspartic floor coatings across West Georgia. Coatings were part of what we did under the PRE Coatings name, and we’ve carried that experience into Ramsey Contracting. We’ve seen what happens when a coating is rolled over dirty, unprepared concrete, because we’ve been called to fix it. So we do it the right way, which starts with the prep.

Where epoxy makes sense

Garages.

The number one spot. Two-car, three-car, and detached garages.

Workshops and outbuildings.

Anywhere tools, oil, and dropped parts are part of the deal.

Basements.

Seals concrete, cuts dust and moisture, and turns a gray slab into a finished-looking floor.

Patios, porches, and walkways.

Outdoor-rated coatings with slip resistance.

Commercial and light industrial.

Shops, warehouses, showrooms, and back-of-house areas that need a floor that cleans up fast.

Epoxy vs. polyaspartic

We install both, and a lot of our floors use an epoxy base with a polyaspartic topcoat to get the best of each. We’ll tell you honestly which setup fits your space and your budget.

Epoxy

is the traditional coating. It’s thick, it bonds hard to concrete, and it’s very durable. It takes longer to cure (usually a few days before you can park on it) and can yellow a bit over time with direct sun.

Polyaspartic

is a newer coating that cures fast, sometimes same-day, and stays clear and color-stable in UV light. It’s more flexible, handles temperature swings well, and costs a little more.

Finish options

We bring sample boards so you can see them in your own garage light.

Solid color.

Clean, simple, and easy to keep looking new. Gray, tan, and charcoal are the most popular.

Flake (chip) floors.

Colored vinyl flakes broadcast into the base coat and sealed under a clear topcoat. Hides dirt, adds texture for grip, and looks like a showroom. This is what most of our customers pick.

Metallic.

Swirled, marbled looks for basements, showrooms, and spaces where the floor is meant to be noticed.

Quartz.

Colored quartz sand for heavy-duty slip resistance in shops and commercial spaces.

— How we do it

Prep is 90 percent of the job

Anybody can pour a coating on a floor. What separates a floor that lasts fifteen years from one that peels in six months is what happens before the coating goes on.

Diamond grinding.

We mechanically grind the concrete to open up the surface so the coating bonds into it, not just onto it. Acid etching, which a lot of cheap installers use, doesn’t come close.

Crack and pit repair.

Cracks get chased and filled. Spalled and pitted spots get patched flat.

Moisture testing.

Concrete that’s pushing moisture up from below will lift a coating off. We test first and use a moisture-mitigating primer where needed.

Cleaning.

All the grinding dust vacuumed and the surface wiped so nothing sits between the concrete and the coating.

Coats.

Primer, base coat, flake or color, and topcoat, each applied at the right thickness and given the right cure time between them.

Before · During · After

Inspected three times

Every epoxy floor gets walked before, during, and after. The crew leader and project manager check the prep before the first coat, check coverage between coats, and inspect the cured floor before you park on it. Most coating crews are in and out in a day and never look back. We look before, during, and after.

Straight pricing

Epoxy is priced by the square foot, and the price depends on the condition of the concrete, the system, and the finish. We’ll come out, look at your slab, and write an estimate that lists prep, repair, coating system, and finish separately. If a cheaper bid doesn’t mention grinding, that’s the difference, and you’ll see it when the floor peels.
